THE DATABASE

We build our pipeline from records, not rumors. County appraisal district data, recorded deeds of trust, and submarket-by-submarket property census work across DFW, screened property by property for vintage, class, and debt profile. When we contact an owner, we already understand the asset.

THE SCREEN

Every engagement passes a hard diligence screen before it goes to capital: existence and records verification, title and lien position, a complete and honest picture of any distress. Source-verified facts over supplied paper, on every file.

THE DISCIPLINE

We are paid at funding and only at funding. We never charge an advance fee, we never take compensation for placing equity, and we disclose distress to capital sources plainly, because they will find it anyway and the file is stronger for saying it first.
